You might think that buying new construction would be easier than resale. No inspection issues, no sellers to negotiate with, and everything brand new.

However, new construction is a different ballgame entirely, and comes with its own set of challenges.

Buying a new construction home involves more than a visit to a model home. As a buyer, you are making decisions based on timelines, builder contracts, lot premiums, incentives, upgrade packages and construction phases that may be foreign and confusing.

What Makes New Construction Different from Resale

In resale, you are seeing a finished product. With new construction, you are buying a promise.

The floor plan is selected from a rendering on paper, and a lot is chosen from a map.

Along the way there will be dozens of decisions about upgrades, financing and design center choices that can push the price up quickly.

And then there are the contracts. Builders use their own agreements, and they are written to protect the builder. The timelines, cancellation terms, and warranty details are rarely buyer-friendly. Your agent will help you understand what you are signing and the commitment you are making.

Who Buys New Homes and Why It Matters

In 2024, buyers of new homes made up 13% of purchases according to realtor.com. That share of the market has grown in recent years as builders offer generous incentives.

In a 2025 Bankrate survey, 45% of buyers who purchased a new home said their top reason was to avoid renovations or problems with plumbing and electricity.

What Buyers Need to Know

Builder representatives work for the builder, not the buyer. They may be pleasant and knowledgeable, but their loyalty is to the builder. That is why it’s important to work with an agent.

Delays and unexpected costs can turn building a home into an emotional process. Your agent will communicate construction updates, track deadlines, and help smooth out frustrations when the process does not go as planned.
